Good afternoon, I’m Matt Johnson with the Anew Real Estate Group at Keller Williams Premier Realty and this is your Twin Cities monthly update for July 2019. Today, I want to tell you about what’s happening with regards to the state of the real estate market in the Twin Cities. New listings down four point two percent from last year. There were only 8,380 homes listed for sale in the month of June. That brought our active inventory down two point eight percent from last year’s numbers. There’s 11,884 units currently for sale in the Twin Cities. Our month supply on the market is equal that of last year that’s two point five months, which, keep in mind a balanced market is four to six months of inventory. So, we are well below that four month level which means we’re still in a very strong seller’s market and that can be escalated depending on price point of course. Now, the median sale price is up seven point two percent from last year. The median sale price home in the Twin Cities right now is $290,000 and the average dollar per square foot is up four point nine percent to a $150 per square foot. Now, I wanna tell you a little bit about showing activity. You know that’s one of the ways we track feet in the door. How many people are going through homes and even though our inventory is down almost three percent from last year we scheduled over 500 more showings this year than the last. Yeah, that’s right. We had 134,000 showings scheduled in the month of June.
